We're at 4001 S Willow Street, Seattle, WA 98118, in the heart of Othello in South Seattle — one of the city's most culturally rich and connected neighborhoods, known for its international dining, local businesses and parks.
Trace 4001 is professionally managed by Thrive Communities, a Seattle-based property management company that operates apartment communities across Washington and Oregon. Our on-site team handles everything from tours and leasing to service requests once you've moved in.
Homes & Features
Studios range from about 255 to 293 square feet, one-bedroom homes from about 334 to 399 square feet and our two-bedroom, two-bath home is about 634 square feet. Many studio and one-bedroom layouts come in a loft style with open-concept living and oversized windows.
Every home is finished with contemporary details, stainless steel appliances and light-filled living spaces. Select homes add a balcony or Juliet balcony, and loft-style layouts are available in select studio and one-bedroom homes.
Laundry facilities are conveniently located on every floor, so there's always one just down the hall.
Income-Qualified Living
Yes. Every home at Trace 4001 is income-restricted through Seattle's Multifamily Tax Exemption (MFTE) and Mandatory Housing Affordability (MHA) programs — making high-quality apartment living more attainable in Othello. We're also proud to partner with Amazon and its Housing Equity Fund.
Both are City of Seattle programs that set aside apartment homes for income-qualified households. Each program sets income limits based on a percentage of the area median income (AMI) and caps the rent on qualifying homes, so what you pay stays within reach for your full lease term.
Limits depend on your household size and the home you choose. We offer homes across a wide range of AMI levels — here are the maximum annual incomes for one- and two-person households:

Household size limits and AMI percentage are determined by home type. Larger households may also qualify, depending on the home and availability. Limits are subject to change.
First, complete Thrive's standard application and screening. Then our team certifies that your household income is eligible for the program tied to the home you've selected. Once you're approved, your income-qualified rent is capped at a maximum amount for your full lease term.
Plan to provide proof of income for every adult in your household. Our team will share the complete checklist when you apply and can answer any questions along the way.
Applying & Leasing
Start by choosing a floorplan online or booking a tour with our leasing team. When you're ready, complete Thrive's standard application — we'll walk you through screening and income certification from there.
Yes. We accept Comprehensive Reusable Tenant Screening Reports, though approval remains subject to Thrive's screening criteria. Ask our team for a copy of the full criteria before you apply.
